  Home Prices Exceed Expectations at Repeat All-Time High
  Home price growth in February bested analyst predictions, expanding 5.8 percent in the latest S&P Corelogic Case-Shiller Indices.

Prices rolled along to a 32-month high in the S&P CoreLogic Case-Shiller U.S. National Home Price NSA Index, increasing from 5.6 percent the month prior. The Index's 10-City Composite rose 5.2 percent, while its 20-City Composite rose 5.9 percent. The 10-City Composite shows an increase from 5 percent the month prior; the 20-City Composite, an increase from 5.7 percent the month prior. Month-over-month, the 10-City Composite rose 0.3 percent and the 20-City Composite rose 0.4 percent.

Of the 20 cities analyzed, Dallas, Texas, overtook recurring top three-ranked Denver, Colo., with prices up 8.8 percent. Portland, Ore., and Seattle, Wash., remained in the top three, with prices up 9.7 percent in Portland and up 12.2 percent in Seattle. The majority of cities analyzed showed higher increases than what was observed the month prior.

  Square Footage: It's Not the Size That Counts, but How You Use It
  One of the first focuses for most people looking for a home is square feet. How many square feet are there? How does it compare to the rest of the neighborhood and area? Does size really matter?

Size, of course, does have an impact. More square footage provides the opportunity to have more flexibility with design, room arrangements and features, but experience tells me it is not the most important factor for homebuyers. Square footage is a fallback and easy measure for real estate because it is one of the few easily defined, measurable and comparable characteristics in describing a home. Features like views, finishes, layout and general feeling are harder to assign an absolute value, so we tend to look to square footage first.

If people really pay attention they will see that within a neighborhood or area there are always some homes that sell faster than average and often at a higher price. Many factors can impact this, such as view and location, but in this case we are talking about the floor plan itself. Many large builders experience an overwhelming demand for just one or two models even when they have six or more available because the feel and use of the space is so important. Many people cannot even explain why they like one floor plan more; they just like the "feel."

  How to Prepare Your Home for Spring
  Spring comes with showers, flowers, and...home preparation? To lengthen the life of many of your home’s features, giving them a spring update is necessary. Gilmore Heating, Air, Solar offers valuable tips to homeowners to inspect and repair winter storm damage and prepare their homes for the hotter months.

1. Check Indoor Air Quality

- Inspect and replace A/C air filters. A clean filter will ensure cleaner, fresher and healthier air in your home. Also, a clogged air filter allows less air to flow through your system, forcing it to work harder. This can cause extensive damage to your system and increase costs due to higher energy bills and costly repairs.

- Make sure the A/C registers and ductwork are clear. For homes with pets or children, it's very common for all sorts of items to end up lodged in ductwork.

- Inspect ductwork and vents for signs of mold growth.

2. Conduct Simple Air Conditioner Maintenance

- Examine your heating and cooling unit for strange noises, condensation leaks and indoor temperatures that do not match thermostat readings. These are all signs that your air conditioning unit needs repair.

- Request a seasonal system tune-up and cleaning to make sure your system works efficiently.
